About
OnlyTheRent is an independent reference on how rent may be paid in Australia - the fee-free requirements, the platforms that sit in front of them, and what to do when a payment arrangement is imposed rather than agreed.
Who it is for
Renters first. It is written to be read by a landlord, an agent or a platform as well, because a page that only persuades a tenant is of little use when the other side is deciding what to do next.
How claims are graded
Every claim carries a badge saying what backs it, because these are not the same thing:
- LegislationAn Act or regulation requires it.
- Regulator guidanceA regulator or government agency publishes it as its reading of the law.
- Policy statementA minister or department states an intention or a position.
- Legal argumentOur reasoning, not an established finding.
- UnresolvedOpen, contested, or not researched well enough to say.
Where a rule differs between jurisdictions we say so on the page rather than averaging it out, and if a claim cannot be sourced it does not go up. The sources page lists everything the site relies on.
Independence
The site carries no advertising and has no commercial relationship with any payment platform, landlord or agent. It is not affiliated with any government agency or tenancy body; links to those organisations are there because they are the authority, not because they endorse anything here.
Corrections and contact
If something here is wrong, out of date, or unfair to one side of an arrangement, we would rather hear it. Corrections are made once they are verified, and the sources are corrected with them.

Not legal advice
This site describes the law and what the authorities have published about it. It is not legal advice and does not take account of your circumstances. For advice about your own situation, contact the tenancy advice service listed on your state’s page.
